What we do

Our expertise

Groupe VINSIX acts as an independent adviser and arranger for professional investors, property companies and real estate operators. The Group structures financings, conducts the dialogue with the lending institutions and drives execution through to closing. Where the file warrants it, it also acts out of its own funds, subscribing to all or part of a bond issue it has arranged.


Structured debt


Senior, mezzanine and unitranche debt: file structuring, dialogue with the lending institutions and execution through to closing.

Bond issuance


Arrangement and private placement, structuring of security packages and bondholder liaison, where applicable on the Group's own account.

Balance-sheet advisory


Equity release, refinancing, share deals and mergers and acquisitions conducted for owner accounts.

Ancillary placements


Placements ancillary to the financings arranged, directed to leading partner depositary banks, with no discretionary mandate and no custody of funds.

Professional certification

Certification issued by the Société Française des Analystes Financiers under the AMF general regulation, attesting the knowledge required for market key functions: trading and clearing of financial instruments, post-trade operations, financial analysis and compliance.

Our philosophy

Growth Is Financed by Debt — Provided the Debt Is Properly Structured

That is the common thread running through every transaction. Properly structured debt does two things at once: it finances growth, and it protects the borrower when the cycle turns. The Group applies the same discipline whatever the country, the asset class and the amount.

Independence

The Group is tied to no lending institution. That independence allows it to select, file by file, the structure and the counterparty best suited to the transaction and to its horizon. Where the file warrants it, it subscribes itself, out of its own funds, to the bond issue it has arranged — whatever the size of the ticket.

Creativity and solutions

Every transaction calls for its own architecture. The Group knows the credit criteria of the institutions it approaches and works with each of them on the structure that fits its risk policy. A file does not reach closing because it was shown everywhere, but because it was shown to the right desk, in the right form.

File discipline

A complete, documented and consistent file from the first presentation. That is what separates a transaction financed in weeks from one that returns to committee for further information.

Structure before amount

Structure takes precedence over amount: maturity, amortisation, security and covenants must leave the borrower the headroom it needs for the whole life of the facility.

Confidentiality

All mandates are executed under non-disclosure agreement. No client, counterparty or asset name is disclosed without prior written consent.

Continuity

The relationship does not end at closing: refinancing, equity release, arbitrage and disposals are handled in continuity with the initial financing.

Founder and Managing Partner of Groupe VINSIX

A law graduate of Université Paris X Nanterre. For four years he ran a SIIC — a listed real estate investment company — admitted to the Paris Stock Exchange, until its acquisition by a pan-European property fund.

He has worked with the listed property regime since its creation in 2003 and today advises the vehicles that fall under it from one country to the next: SIIC in France, SOCIMI in Spain, OPCI and REITs elsewhere.

He founded VINSIX in France in 2019, then established the Group's parent entity in Geneva before opening London, developing the Spanish market and initiating the Latin American axis. Building a presence on each market in turn is what allows him to put the same asset to a French, Swiss or British lender and to know, before sending it, which one will say yes.

The Group's French entity is registered with the ORIAS and has been accredited since 2019 with one of France's leading insurance and banking groups. He leads the Group's transactions in French, English and Spanish.

A word from the founder

Growth is financed by debt, provided that debt is properly structured. Well-designed debt does two things at once: it funds development, and it protects the borrower when the cycle turns. That is the common thread running through every transaction we handle.

A file is not judged on a rate, but on its architecture. When a structure does not find its lender, it usually means it has not yet found its form: another instrument, a different security package, another jurisdiction. Finding that form is the heart of our work, and the part of it I prefer.

What a principal expects from his adviser is simple: that he knows the file better than anyone else around the table, that he can say no when the structure does not hold, and that he is still there three years after closing. That is the only promise this Group makes, and it is kept transaction by transaction.

We are a deliberately compact house. Everyone knows the files; no one hides behind a department. That is what allows us to answer quickly, and to answer well.

Governance and team

Alongside the founder, the Group's governance includes a director registered with the Geneva Commercial Register. The Group has around ten staff of its own across its locations, handling client coordination, reception, back office and the administrative follow-up of files. It also draws on some thirty indirect contributors — corporate lawyers, real estate valuers, banking correspondents and arrangers — mobilised file by file according to the jurisdiction and asset class concerned.
